Emotional Support Animal (ESA) Evaluation & Letter
Professional Documentation for ESA Housing Rights
If you have a mental health condition and a pet that provides emotional support, an ESA letter documents your need for that animal under housing law. At Serenity Space, we provide professional ESA evaluations and letters for individuals who qualify.
What is an Emotional Support Animal (ESA)?
An Emotional Support Animal is a pet that provides comfort through companionship for someone with a mental health condition. Unlike service animals, ESAs don't require special training — their presence alone helps reduce symptoms.
An ESA letter is legal documentation from a licensed mental health professional stating that you have a mental health condition and that your pet provides therapeutic benefit. This letter protects your housing rights under the Fair Housing Act.
Who Qualifies for an ESA?
You may qualify for an ESA if you:
Have a diagnosed mental health condition (depression, anxiety, PTSD, etc.)
Have a pet that provides emotional support and comfort
Experience reduced symptoms or improved functioning because of your pet
Need housing accommodations for your animal
Important: You must have a genuine mental health condition and a real therapeutic relationship with your pet. We evaluate both.
What to Expect
The Process
1. Initial Intake We'll discuss your mental health condition, your pet, and how your pet helps you.
2. Clinical Evaluation (45–55 minutes) We'll assess:
Your mental health diagnosis and symptoms
How your condition affects your daily functioning
Your pet and your relationship with them
How your pet specifically helps your symptoms
Other support systems you have in place
3. Professional Assessment We verify that:
You have a qualifying mental health condition
Your pet genuinely provides emotional support
The relationship is therapeutic and ongoing
ESA documentation is appropriate
4. ESA Letter (within 3–5 business days) You'll receive a professional letter on letterhead that includes:
Your name and the animal's name/species
Confirmation of your mental health condition
Statement of the animal's therapeutic benefit
Professional recommendation for housing accommodation
Licensed clinician's signature and credentials
Cost & Timeline
ESA Evaluation + Letter (55 minutes): $300
Turnaround Time: 3–5 business days for completed letter
This is a self-pay service. We do not bill insurance for evaluations, but you may be able to submit for reimbursement (check with your carrier).
What an ESA Letter Does
Your ESA letter:
✅ Allows your animal to live with you in no-pet housing
✅ Protects you from "pet fees" or "pet deposits"
✅ Provides legal documentation of your need
✅ Is recognized under the Fair Housing Act (federal law)
What it does NOT do:
❌ Give your pet public access rights (like service animals)
❌ Allow your pet on airplanes (ESA air travel rules changed)
❌ Grant exemption from local animal control laws
Common Questions
Q: Is this the same as a service animal?
A: No. Service animals (guide dogs, seizure alert dogs) are trained to perform specific tasks. ESAs provide comfort through companionship and don't require special training.
Q: Will this letter work for my housing?
A: Yes, if your landlord complies with fair housing law. Most legitimate landlords will accept a letter from a licensed mental health professional. We provide a professional, legally sound letter.
Q: What if my landlord denies my ESA?
A: Landlords cannot legally refuse ESA reasonable accommodations. If you face denial, you may have legal recourse. We recommend consulting a lawyer, but we provide the documentation you need.
Q: How long is the letter valid?
A: Typically 1 year. You may need to renew it if you move or change housing providers.
Q: Can I get an ESA letter without a real mental health condition?
A: No. We can only provide a letter if you have a diagnosed condition and a genuine therapeutic relationship with your pet. We assess both carefully.
Q: I got an ESA letter online. Is yours different?
A: Yes. Online services often bypass the clinical relationship. Our letter comes from a licensed clinician who actually knows you and your situation. This carries more weight.
Q: What type of pet can be an ESA?
A: Typically dogs or cats, though other animals can qualify. We assess whether your specific pet provides emotional support for your condition.
Q: Does my pet need training?
A: No. Unlike service animals, ESAs don't require formal training. Your pet just needs to provide you comfort and support.
Q: Can I get an ESA letter for a pet I don't have yet?
A: Generally no. We need to evaluate your actual relationship with your actual pet. If you're planning to get one, reach out and we can discuss.
